Many people who start by searching for a custom home builder find they need an architect first. Refine Design Architecture is a studio of licensed residential architects. We design your home from scratch around your site and the way you live, then deliver construction drawings detailed enough for a general contractor to build from. We can also help you vet builders and stay involved during construction. Every project begins with a conversation about how you live, what you value, and what the site makes possible. We don't use templates or generic solutions.

01. Pre-Design

We start by learning how you live and what you envision. We research the project site and verify the legal requirements to build, so the design starts on solid ground.

02. Design

Here your ideas meet our design work. We prepare design options with floor plans and 3D renderings, so you can see your future home before anything is built.

03.  Permits

Once the design is finalized, we prepare the permit documentation and submit it to the local jurisdiction. We can lead the permit effort or support your team through it.

Have questions?
We have answers.

Building or renovating a home is never one-size-fits-all. If you're weighing a custom home builder against an architect-led path, these answers explain how our studio works and what to expect.

What Is the Custom Home Builder Process When You Start With an Architect?

When you begin with an architect rather than a custom home builder, the work follows five industry-standard phases: Pre-design, Schematic Design, Design Development, Construction Documents, and Construction Administration. We start with a consultation about your goals, timeline, and budget, and we research your site. Next come floor plans and 3D options, then exterior elevations, code compliance, and engineering input. We prepare the permit set and then answer questions during construction so the home is built as designed.

Do I Need an Architect, or Only a Custom Home Builder?

A custom home builder constructs the house, while an architect designs it and prepares the drawings the builder works from. If your project is a new custom home, an addition, or a renovation on a challenging site, a licensed architect is worth having. We consider code requirements, material performance, and aesthetic goals together, and we understand local zoning, building regulations, and permit requirements. Each detail is considered so the home is structurally sound and compliant. Your builder gets precise instructions on materials, finishes, and construction techniques.

How Much Will Construction Cost With a Custom Home Builder?

We can't give you a single number, and we'd be wary of anyone who does without knowing your project. We evaluate construction budgets based on the specific project rather than applying one cost-per-square-foot figure. Size, site conditions, complexity, and material choices all affect what a custom home builder will charge to construct your design. For cost estimating, we recommend working with a general contractor. Our schematic design drawings are prepared at a level a builder can use for a rough order of magnitude estimate. Contact us to talk through your budget.

How Long Does a Custom Home Builder Project Take to Design and Permit?

Before any custom home builder breaks ground, the home has to be designed and permitted. For clients with a clear vision, we typically see design and permitting take 4–6 months. If you want to explore multiple options or have no expedited timeline, it can take 8–12 months. Timing also depends on the jurisdiction's review of your permit application, and we prepare construction documents while that review is underway. Construction time is set by your builder, so ask them directly about their schedule.

What Do Architect Fees Add to a Custom Home Builder Budget?

When you plan a custom home builder budget, plan for architectural fees alongside construction. Our fees typically range between 5% and 15% of total construction cost. We tailor our pricing to home size, site conditions, and project complexity, as well as the level of service you need. We also offer optional add-on services beyond our core architectural work, such as interior design. After an initial consultation about your vision, site, and budget, we can discuss what fits your project.

Why Hire an Architect Before Choosing a Custom Home Builder?

Designing first gives you a clear plan to share with a custom home builder, and it lets you compare builders on the same set of drawings. Our process is hands-on, engaging, and transparent, built around open dialogue. From the first sketch to the final construction drawings, every decision is guided by a real person, and we design site-specifically around how you live. We also help you vet builders and stay involved during construction. We like to do a final walkthrough when the project is complete.

Good design goes a long way.
