01. Pre-Design

This is where we get on a first name basis. Our home architects collaborate with you to understand your project vision and goals, then verify and navigate the legal requirements to move forward with confidence.

02. Design

This is the good stuff. With your ideas and our design expertise, our team develops several design options—exploring floor plans and reviewing 3D renderings of your home together.

03.  Permits

At this point, the design is ready to be submitted to your local jurisdiction to obtain the necessary building permits. We can lead this effort entirely, or step in to assist you through the process.

04. Construction

Lastly, we deliver construction drawings detailed enough for a general contractor to break ground. We can also help vet builders and coordinate throughout construction to keep your project on track.

Don't just take our word for it.

Have questions?
We have answers.

At Refine Design Architecture, we believe that working with home architects isn't a one-size-fits-all process—every project and every family is different, and your home should reflect that.

What is the process for working with home architects?

Working with home architects typically follows a clear, four-phase journey: pre-design, design, permitting, and construction documentation. During pre-design, we listen closely to your vision and verify what is legally allowed on your site. In the design phase, we develop floor plans and 3D renderings so you can see your future home take shape. From there, we guide the permit application and ultimately deliver detailed construction drawings your builder can use to bring the design to life.

Do I need licensed home architects for my project?

In Washington State, a licensed architect is not always legally required for every residential project, but engaging home architects is highly recommended for anything beyond straightforward construction. Complex custom homes, additions, and renovations involve navigating zoning codes, energy requirements, structural considerations, and permitting processes that benefit greatly from professional expertise. Home architects also serve as your advocate throughout the process, helping you avoid costly mistakes and ensuring the final result matches your vision. For projects where quality, efficiency, and lasting value matter, working with a licensed architect is a sound investment.

What does construction cost when working with home architects?

Construction costs vary widely depending on the scope of your project, the materials you choose, and the complexity of the design. Custom homes and major renovations involve many variables, and home architects can help you understand the relationship between design decisions and budget early in the process. While we do not manage construction contracts directly, our detailed documentation helps contractors price your project accurately and reduces the risk of expensive surprises. Getting a clear picture of costs upfront is one of the many reasons clients choose to work with experienced home architects from the start.

How long does the home architects process take?

The timeline for a residential project depends on the scope and complexity of your home. Generally, the design phase with your home architects takes approximately two to four months, encompassing pre-design, schematic design, and construction documentation. Permitting timelines vary by jurisdiction and can add additional weeks or months to the schedule. Once construction begins, you can typically expect six to eighteen months on site, though larger or more complex projects may take longer—your home architects can help you set realistic expectations from day one.

How much do home architects charge for residential projects?

Architectural fees for residential projects typically range from eight to fifteen percent of the total construction cost, though the exact figure depends on the scope of services and the complexity of your project. Home architects may structure their fees as a percentage of construction cost, a fixed fee, or an hourly rate depending on the engagement. Investing in skilled home architects tends to pay dividends through smarter design decisions, smoother permitting, and better coordination with your builder. During our initial conversations, we will walk you through our fee structure so you have full transparency before any commitment is made.

Why hire home architects instead of designing it yourself?

Home architects bring a combination of creative vision, technical expertise, and process knowledge that is difficult to replicate on your own. Beyond producing beautiful designs, we navigate zoning codes and permitting requirements, coordinate with engineers and contractors, and anticipate problems before they become expensive on-site. Thoughtful architectural design also has a measurable impact on how a home feels to live in—the way light moves through a room, how spaces flow together, and how a home responds to its site are all shaped by intentional design decisions. Hiring home architects means investing in a space that works harder, lasts longer, and elevates your everyday life.

Good design goes a long way.
