Building a custom home is easier when you know what happens and when. At Refine Design Architecture, every project begins with a conversation about how you live, what you value, and what your site makes possible. From there we follow five industry-standard phases: pre-design, schematic design, design development, construction documents, and construction administration. As licensed residential architects, we work closely with you from the first call through the final construction drawing. We tailor our services project by project, so the process fits your goals.

01. Pre-Design

We start by listening to your story, lifestyle, and aspirations. Together we look at your site, budget, and timeline, and we work through the permitting requirements that will shape your home.

Have questions?
We have answers.

Building a home is never one-size-fits-all. Here are straight answers to common questions about how our design process works, and what to expect along the way.

What is the architectural design process for a custom home?

We follow five phases: pre-design, schematic design, design development, construction documents, and construction administration. It begins with a free consultation covering your vision, site, budget, and what is possible. A structural engineer joins during design development. We prepare construction documents while the local jurisdiction reviews your permit application. By the end of that phase, you have an approved building permit, a complete set of construction drawings, and a finalized specification package. During construction we answer questions, and we like to do a final walkthrough at completion.

Do I need an architect for a custom home?

For custom homes in the areas we serve, an architect is not legally required unless the project includes four or more units. Still, many homeowners choose one because a custom home asks a lot of decisions to work together. Our architects are licensed Washington State architects who understand local zoning codes, building regulations, and permit requirements. We balance code requirements, material performance, and your aesthetic goals. Our details are intended to produce homes that are structurally sound and compliant with local building codes. We also help you through the regulatory landscape from the start.

What will construction cost for my custom home?

We can't give you a construction figure without knowing your project, because cost depends on the site, size, complexity, and the materials you choose. What we can do is help you understand realistic costs and weigh financial and regulatory factors early in design. Our schematic drawings are prepared so a builder can give a preliminary rough-order-of-magnitude estimate, and we recommend working with a general contractor for cost estimating. We often compare materials against cost, fire resilience, sustainability, and design. To talk through your budget, get in touch for a free consultation.

How long does the design process take?

For clients with a clear vision and a defined program, design and permitting typically take 4–6 months, depending on the jurisdiction. Your timeline can shift with how settled your ideas are and how quickly the permitting office reviews your application. To save time, we prepare construction documents while the jurisdiction reviews your permit. If you're unsure what you want, we produce multiple floor plan and 3D options to help you decide. Construction time depends on your builder and your project, so we'd discuss that with you during your consultation.

How much does an architect charge?

Our fees typically range between 5% and 15% of total construction cost. Where your project lands depends on the home's complexity, the site conditions, and the level of service you need. We tailor our fee approach to each project rather than applying a flat formula. Some clients want full service from first sketch through construction. Others want help with a specific piece, such as permitting or construction administration. We can either lead the permitting process or support you with it. Our initial consultation is free, so you can talk through scope and fees before committing.

Why hire an architect for a custom home?

A custom home combines site conditions, budget, codes, and the way your family lives. An architect keeps those pieces working together. We design in 3D from the start and keep refining the model, so you can see decisions before they're built. Our lighting and electrical plans are meant to streamline communication with your builder and electrician and reduce surprises on site. We bring early collaboration between you, the builder, and the engineer, which helps align the design vision with site and budget realities before construction begins.

Good design goes a long way.
