Modern Mountain Retreat

Location: Banner Elk, NC
Area: 4,800 SF
The Modern Mountain Retreat is a custom residential home designed in direct response to the opportunities and challenges of a steeply sloped site. Developed using a site-specific design approach, the home steps with the natural terrain to minimize site disturbance while maximizing access to panoramic mountain views. This modern mountain home is composed as a series of interconnected volumes that follow the topography, creating a built form that feels both grounded in the landscape and open to its surroundings.
Articulated shed rooflines, expansive glazing, and deep overhangs define the architectural expression while supporting energy performance and year-round livability. Primary living spaces are oriented toward the view, with large window openings and covered outdoor terraces extending the interior living experience into the surrounding environment. A walk-out lower level is integrated into the hillside to provide additional usable space while maintaining a low visual profile from the uphill approach.
Material transitions and shifts in massing help reduce the perceived scale of the home and allow it to blend naturally with the terrain. The detached garage is positioned to create a defined entry sequence while preserving uninterrupted sightlines from the main living areas. Exterior decks and protected gathering spaces support indoor-outdoor living in a variety of seasonal conditions.
This contemporary mountain residence reflects a custom home design process rooted in climate, topography, and orientation—resulting in a modern retreat that balances shelter, performance, and connection to the landscape. The project demonstrates how thoughtful residential architecture can respond to challenging hillside sites while enhancing long-term comfort, durability, and views.
